Once the main winter maintenance jobs are ticked off, it’s the time to focus on the details and ensure your property is refreshed and ready for the busy guest season ahead.

Welcome folder update: 

Review your welcome folder to ensure all key information is up to date, particularly contact numbers, wifi or access codes, and heating and appliance instructions. If you include local recommendations such as restaurant or taxi numbers, then double-check these are current.

Important documentation: 

Now is a good time to check all relevant certificates and policies – such as home insurance, fire risk assessments, electric and gas safety certificates – are up to date. We also recommend making copies of these important documents to include in your welcome folder.

Bookings calendar: 

Make sure your bookings calendar is fully up to date with any personal bookings and synced to your other booking platforms if relevant. It’s vital that all unavailable dates are blocked off well in advance to avoid potential double bookings and disappointment to guests.

Refresh bedding: 

Check all bedding and replace tired duvets and pillows if needed. Guests love a good night’s sleep and fresh, comfortable bedding makes all the difference. Similarly check all towels, blankets and throws, and replace any that are no longer in top condition.

Professional cleaning: 

Give your oven a deep clean, and consider professional carpet and sofa cleaning to maintain a well-cared-for look and feel throughout the property. 

Kitchen essentials: 

Review and replenish kitchen essentials – think basic items like cutlery, crockery, cookware and utensils, and any basic pantry items you provide. A well equipped kitchen makes a real difference to your guests.
